Ballroom’s new lease of life

A NEW Arbroath development is offering first-time buyers the chance to get on the property ladder.

The prestige seaside apartment complex at Marine Court is owned by local businessman Valy Ossman and he will be selling the remaining flats at a discount.

The flats will be sold at a 15 per cent discount in an effort to help struggling first-time buyers. In addition Mr Ossman will offer a 20 per cent equity share deal on selected flats and a £3,000 furniture voucher as part of the deal on other selected properties.

Mr Ossman has also arranged for a mortgage adviser to be available to offer help and advice and expects the flats will also serve as good investments.

He said: “It is also an opportunity for investors who are tired of not getting any return on their money from banks. They have the chance to invest in this prestige development and see a return of between six and seven per cent.”

The Marine Court flats are individually styled, with no two the same, and the first floor flats have stunning seaside views.

The ground floor flats follow a mezzanine-style open plan and high ceilings, while those at the rear maximise natural light through their large arched windows.

The flats were converted from the former Marine Ballroom, which at one time was a social hub for Arbroath, showcasing acts such as Kenny Ball and the Bay City Rollers.

The collapse of the housing market prevent the completed flats from being sold, and Mr Ossman bought the development at a distress sale in a bid to secure a happier future for part of Arbroath’s heritage.

The building started life as Grant’s shoe factory in 1882 and during the early part of the conversion in 2008 paintings were discovered on the walls.

These turned out to be the work of Polish soldiers billeted there during the Second World War and The Royal Commission on the Ancient and Historical Monuments of Scotland took pictures to record them for posterity.
